Heartless selling process *** near bankrupted me

Horton mortgage approved me knowing that I wouldn't be able to close if my home didn't sell. The sale of my home did fall thru and it was past the time for me to withdraw because of mortgage approval was already granted. In contacting them it was determined that I could only be approved with a relative cosigner - I had none available. Their solution then was to drop the price on the sale of my home $30,000 which would have then made it impossible for me to have enough equity to complete the purchase. Their response then was you have 30 days or lose your $15,000.

The heartless manner in which this was handled did result in my total loss. That plus other circumstances led to more than a $25,000 lost in what was to be my last move into a community which would have made my handicap condition bearable in my retirement years.

Carillon at Cambridge Lakes sales people were great until all went south then management took over and I was dead. I am glad that my dollar contributions will allow Horton to continue to thrive and survive. My suggestion is never put money down unless you are able to handle all without any additional pending funds needed. Since prices had raised since my purchase, my completed home will be sold above my purchase price therefore you would think that at least partial refund coul be made available. Again big always wins!

Secondary drainage AC

Dr Horton - Secondary drainage AC

The house was built very fast, and the home inspection didnt reveal the secondary pan damage. Im in contact with the builder and he is willing to meet mr to inspect thiis issue.

My stucco since this drainage has happened is damaging my exterior and growing mold, the pipe is roughly 1 inch ftom the frame of the house, i think it should be further away so that this water never touches the house.

Im keeping my fingers crossed that they will help me, I purchased this new construction 3 years ago. They have been very helpful with all the other issues and the service has been great, DR Horton is a great builder and i hope they keep their integrity.

One Hazardous Surprise After Another

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
Do NOT buy from these fools. They hire shoddy laborers and then leave you with a mess on your hands; ours happens to actually be hazardous and could end up igniting our home in flames. The entire electrical in our living room is fickle and will shut off completely at no notice. Then we found out our hall bathroom's light wiring has no junction box and we took it up with the Foreman, the county, and the code inspector and got NOWHERE. Today we found out that the super skilled laborers didn't seal our dryer duct and just left the entire tube of sealant just flung into the wall opening. D.R. has been contacted and action will be taken one way or another. I should have known better than to buy a cookie cutter home.

Preferred solution: Repair what should have been properly done to code in the first place and hire more ethical laborers/subcontractors

Thank you for taking the time to share this info. I just gave them $500 on Saturday and after having read so many "shoddy construction" and "no desire to make things correct" comments on various websites I am going with my gut and want to back out before I have a huge head ache. Thank you again.

All these people complaining dont know nothing about home ownership

I see all these complaints.. DR Horton has millons of customers and you guys scared of 270 complaints.. First why would you buy or even close on the house unless you have your own professional inspector inspect the house at least twice.. 1. get it inspected before the dry wall goes up. and before you close.. 2. if those errors are not corrected ask for a discount on the sales price and you want them fix before you close on the house.. Be involved every step of the way. Remember its your home and your money.. I will be there every other day staying on them making sure they get my issh right

I would NEVER recommend dealing with DR Horton. They do not communicate with you at all.

They NEVER return phone calls or emails. They do not deliver as promised. We were told we would close by December 8 then December 10 and now as of December 30 we have not closed. House isn't even finished.

Oh and they left the house unlocked and all the appliances were stolen.

Never again!! Good luck if you are dealing with them.

I bought my home from DR Horton over 18 months ago . Only recently was able to use the front door . They had mud piled outside our homes for over 6 months . I had to call the fire dept to get some resolution ! Until now we still don't have fencing completed and have been promised no completion date . I would high recommend no one to ever buy a home from DR Horton . They are totally unethical .

Deceptive sales practices and fraud

Dr Horton - Deceptive sales practices and fraud

D. R.

Horton built my new Energy Star Certified home and chose to eliminate key elements of the system. After multiple requests they have not supplied me with an Energy Star report on my home. I have found that they secretly eliminate Energy Star key elements like properly sized HVAC system and they have eliminated the fresh air inlet which exchanges the stale air in a "tightly sealed" home. When I brought this HEALTH HAZARD to they're attention they said "you don't need it, and most people don't like it".

So they're saying that most people like breathing contaminated are? I will fight for my rights! They advertise a fresh are system in they're sales office and it is a requirement in order to be Energy Star Certified!

I have also experienced deceptive practices with my basement and the electrical wiring of my home. When I caught them they acted surprised but gave in and provided the proper home wiring at no extra cost.

Buyer BEWARE

Buyer BEWARE!!!!!! I am having a home built by DR Horton in Huntsville and it has been one nightmare after another.

First of all, the people at DR Horton will lie to you all along the way to try and cover their mistakes. I've contacted their corporate office but they fail to respond. The sales person has blown so much smoke up my *** and refuses to have the building superintendent call me when I have found some serious problems with the building process. I'm due to do my walk thru this coming Monday and walked in the house tonight to see how it looks only to find plumbers in the house with large holes cut in the walls.

The reason, they can't get water to the kitchen or upstairs shower. Go figure!!!! They wait until two weeks to close and begin tearing the house apart to try and find what is wrong. I sent a message to the girl who works for DR Horton telling her to have the Superintendant call me immediately but as usual, she fails to respond and won't give me his number.

I ask one of the plumbers what is going on and why they have waited so long to fix the problem when we are doing a walk thru Monday. His response, "well, you've got to have water." It's all I could do to tell him where he could put the water. I asked him for the superintendants number knowing he has it but once again I'm lied to and he said he didn't have his number. This has gone on thru the building process.

If you plan to buy thru DR Horton, good luck getting the truth when you ask a question. I'm getting ready to dump this house in their lap unless they discount the house quite a bit knowing there have been so many problems. I will no doubt contact the local media to ensure they warn buyers about their building practices. My step father built custom homes when he was alive and working and I never saw anything like this.

So I suggest you use caution if you intend to build or buy an existing home with DR Horton. I have checked this house every single day during the building process, and the girl who does the sales has made excuses every time I found a problem, and there have been many. I'm sure they will try to delete this post so I will have a copy for the local newspaper if they do, and for the local news investigative reporter. Oh, and I forgot to mention they nickel and dime you for everything.

I looked in the kitchen sink after it was installed and they asked if I paid for one…lol. They charge extra for each and every thing you get in the house.

I'm sure someone asked if you paid for an *upgraded* kitchen sink, not a kitchen sink. The base sinks are included in all their homes at no extra cost and there are upgrades available for almost everything depending on the community.

D.R. Horton is the best value for new construction in the Huntsville metro area.

TERRIBLE experience overall

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
Short story: We saw the house, we loved the house... Sales guy seemed nice (they always do). After we went all in, he disappeared. Wouldn't work with us with the little changes and upgrades we required... nothing! Just dodged us until the end... Either way... we really wanted the house so we didnt let that bother us too much. We did our initial walkthrough and found some irregularities and small issues... all notes were taken and they had 1 week before closing day to fix it. Closing day comes. Everything is 100% confirmed and scheduled perfectly. We took the weekend off. We went the at 8.00am for the final walkthrough... NOTHING HAD BEEN DONE!!!! they started to do it in front of us... A/C wasnt working and they tried to temporarily "fix" it just to trick us to close.... the "fix" blew off after 10 minutes... People would come in and out and nobody would know what the other person was doing.... 7 hours later (3pm) we were still waiting for someone to fix it... NOTHING! So we went to have lunch. Up until that SAME closing date... they STILL wouldnt have my final numbers and figures.... closing was supposed to be at 11am.... it is now 4pm... They send me a "final" HUD for us to look on my cell phone.... REALLY????? Luckily I notice this sneaky $%^&$% raised my interest rate that was locked a week ago hoping I didnt notice .... Well I did and called them... and they "apologized" ... the result? I couldnt close that day.... I lost my deposit with the moving company.... I have reschedule my ATT guys because I will NOT be in my new home when they go... so no internet, TV, cable, etc. BONUS!!!! They made me buy a cashiers check to the WRONG title company name. Now there is a whole other process to cancel it, recash it to my bank account and buy a new one before I go again to title company office with the new check. Probably one of the worst experiences of my LIFE!!! They have their "partner" (they own it) BANK and "partner" TITLE COMPANY.... using them was promised to be easier since everything stayed in-house.... it was the complete opposite.

Construction was as expected. Builder's grade products here and there...but Foreman who did walk through was nearby for 1-2 months and helpful at every turn. Just 2 weeks in the home, I accidentally let both guest bathroom sinks overflow they helped me contact serv-pro and negotiated builder rate! Workmanship so good that even after 13 years, when downstairs, you do not hear movement of anyone upstairs. I had another water issue last year & insurance co wanted to cut corners with a cabinet reface! (argh!) I called DR Horton's customer service for help convincing State Farm to step up and to my surprise, they arranged for me to visit their present design center so if I was stuck with a "reface" budget, they'd show me some builder's cost possibilities so the integrity of a quality DR Horton kitchen in a DR Horton home remained! They're the best!!

DR Horton had our electric account closed

We live in Florida and received an email from FPL (electric company) that a new owner had applied for service at our address and that our account was being closed. I immediately called FPL and was told that DR Horton applied for service at our address! I have emailed DR Horton to find out why they made this error as we certainly are not moving and they did not even build our house. Have not heard back. I have had to talk to three people so far at FPL and still am getting emails and messages that our account is being closed. All thanks to someone at DR Horton who gave our address.

Repairs done while under warranty

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Just a quick reminder of anyone who is buying from D.R Horton. We bought a model home and were very excited when we moved in.

It took just a few months before we knew we were going to be in a fight to get repairs done. From what they told us they said model homes do not come with a warranty so I had to show them our contract to show them we do have a 2 year warranty. You tell right rom the start they never wanted to help us we had to get after them to do almost every repair and there were a lot. The last one we needed done was some stucco in the back of our home.

They sent out their experts and they told us it was coming from under the stucco on how it was done and needed to be done. We were still under warranty and they said it would be this spring. We never heard from them till after the warranty expired but they said it still would be taken care of. They sent the man in charge out later and he denied the repair even though their experts told us in fall it needed to be done.

I have never been so upset. I have had 2 other new homes and have never had such horrible help on repairs.

All I can say new buyers beware you will be in for a new experience with D.R Horton as they try to get out of everything. I would never recommend them to anyone.

Wow I have been in my home a little over 4 years and I have a crack from one room to another, the dinette area to be exact. I am unhappy with the quality of my D.R.
